What is Subsidence?

Subsidence is the downward movement of the ground beneath your property. Subsidence repair prevents further sinking and the subsequent damages and expenses that result.

When your ground subsides, sinks, or collapses, it tends to cause many things that destabilise your house or business’s foundations, leading to considerable structural issues. Timely intervention will, therefore, save on the very high cost of repair and subsequent damage to the structural integrity of your home.

Advantages of Resin Injection for Subsidence Repair

  • Lower cost compared to other conventional underpinning techniques.
  • Non-Invasive: Needs no major excavation.
  • Fast: Generally finished in less than a day.
  • Ground Strengthening: The resin compacts the soil, fills in voids, and improves load-bearing capacity.
  • Cracks Closed: The cracks of walls are sealed.
  • Foundation and Floors Levelled: Door and window operate without rubbing and stick properly due to stability and smoothness of floors.

Causes of Subsidence

Subsidence can be caused due to several reasons, the common ones being:

  • Flooding and Excess Water: Poor drainage or leaky pipes will make the soil wet to the extent that it softens the ground so much that subsidence is caused.
  • Extreme Weather: Heavy rainfall, floods, and droughts will cause soil to crack, soften, or sink.
  • Soil Type: The type of soil on earth reacts differently to moisture.
  • Tree Roots: May draw moisture from the soil, leading to subsidence if the soil is not adequately compacted.
  • Foundation Footings: Poor design or construction may cause subsidence.
  • Construction Vibrations: The property surrounding an excavation or a construction site may be disturbed, resulting in soil stability loss.

Signs of Subsidence

Subsidence symptoms need to be determined initially so that later severe damage may not occur. Look for the following:

  • Wall cracks.
  • Uneven floors.
  • Sticking doors or windows.
  • Gaps between walls and ceilings or floors.

Fixing Subsidence & Applications

Subsidence can be repaired; the key is to make repairs in good time to ensure that your property’s value and structural integrity are preserved. Making repairs sooner will help avert more extensive damage, which can significantly raise the repair bill. We solve subsidence inexpensively and non-destructively. Using our Alchatek Structural Foams and the following products: AP Soil 600, AP Fill 700, AP Fill 720, AP Lift 430, and AP Lift 475, NSF/ANSI/CAN 61 certified for contact with potable water.

  • STEP BY STEP

Our Process

Step 1

Site Preparation

Our engineers drill small holes into the affected area.

Step 2

Resin Injection

Specially designed polyurethane resin is injected into the drilled holes.

Step 3

Expansion

The injected resin expands and fills up voids, then hardens instantaneously, compacting the ground. The area is strengthened; re-levelling of the foundation can also be achieved if required.
